A change order is an official document that outlines any changes to the original scope of work, including adjustments to pricing, materials, or timelines. Why Do Change Orders Happen?
There are two main reasons change orders occur:
Client-Initiated Changes.
You may decide to add something new, upgrade a finish, or make a design change mid-project. For example:
- Adding pot lights to a hallway
- Swapping standard tile for heated floors
- Reconfiguring a vanity layout
Site Conditions
Sometimes, unexpected issues are uncovered once walls or floors are opened up. These might include:
- Hidden water damage or mold
- Outdated electrical or plumbing
- Structural issues not visible during initial inspections
Even with thorough planning, these kinds of surprises can’t always be predicted. Change orders allow us to handle them professionally – with full transparency.

- Client approval before work proceeds

Our Change Order Process
Here’s how we handle change orders at Bay Point Contracting:
- Project manager identifies the change
- Estimator drafts the change order in JobTread
- Project manager reviews it and sends it to you for review.
- You approve (or deny) it electronically through our client portal
- The change is implemented and tracked in our system
This process keeps everything organized and documented – no surprises, no verbal agreements, no confusion.
How to Minimize Change Orders
While some change orders are unavoidable, many can be reduced through proper planning. That’s why we follow a Design-First Approach, working with you to finalize every detail before construction begins. With a completed design, material selections, and trade walkthroughs in place, you’ll enter the construction phase with fewer decisions left to make.
