Phase 1

Planning

Our goal is to understand your vision, assess our mutual fit and create a personalized plan for your dream renovation.

Step 1. Discovery Call (30 minutes)

  • Introduce your project and goals
  • Assess mutual fit and potential for collaboration
  • Schedule a site visit if our objectives align

Step 2. Site Visit and Ideas (1 hour)

  • Conduct an exploratory walkthrough of your space
  • Discuss your vision and expectations
  • Share initial project ideas and insights
  • ¬†Review our process and next steps

Step 3. Design Agreement (1 week)

  • Present a custom design proposal based on your vision, needs, and budget

Phase 2

Design

Our goal is to collaboratively explore design preferences, develop accurate plans and visuals, and refine the design based on your input. Next, we secure permits through the generation of detailed drawings, coordination with consultants, and proficient management of the permit submission process, ensuring full regulatory compliance. Lastly, we finalize construction drawings, collaborate on material selections and present a detailed fixed price contract to ensure clarity, agreement, and 100% comfort before moving into the construction phase.

Step 4. Concept Design

Site Visit with Interior Designer (1-3 hours)
  • Explore your design preferences, personal style, and renovation goals
  • Share inspiration photos you have gathered for the project
  • View the space and collect detailed site measurements
Design Development (1-3 weeks)
  • Develop a floor plan of existing and proposed project areas
  • Create 3D model with 1-2 concepts for each space
  • Conceptual look and feel images
Concept Design Presentation (1-3 hours)
  • Review initial concepts including model walk-through, conceptual materials and fixtures
  • Selection of preferred direction
  • Refine design based on feedback

Step 5. Permit Drawings (3-8+ weeks)

  • Create and coordinate professional drawings required for permit submissions
  • Manage all interactions with relevant consultants and governing authorities on your behalf
  • Prepare and submit all necessary documents for permit approval
  • Manage the permit application process and address any inquiries from authorities

Step 6. Construction Drawings (3-6 weeks)

Construction drawing development may occur concurrently with the permit application process to optimize the overall timeframe.

  • Collaborate on finalizing materials, selections, and design development
  • Complete a comprehensive construction package, specifying all project details

Step 7. Trade Walk Through (1-2 hours)

  • Walkthrough with trades and project manager to minimize potential surprises during construction

Step 8. Fixed Price Contract (1-3 hours)

  • Develop a fixed price contract, inclusive of complete scope of work, draft timeline, drawings, elevations, finishing details, and client construction manual
  • Meet to review all documents to ensure a comprehensive understanding of the project details
Phase 3

Construction

Our goal is to provide a well-managed renovation that exceeds your expectations with clear communication, adherence to timelines, cost-effective project management and client satisfaction throughout the process, resulting in a crafted space that reflects your envisioned design and functionality.

Step 9. Project Preparation

  • Walkthrough with your dedicated project manager to discuss the process and expectations during the renovation
  • Detailed project schedule prepared by the project manager
  • Access and security arrangements on property to facilitate secure and convenient access

Step 10. Project Management

  • Conduct regular meetings to address questions and ensure satisfaction
  • Coordinate staff, material, professionals, and trades for safe, efficient, and successful completion of the renovation
  • Facilitate change orders for modifications
  • Coordinate inspections with local authorities and address issues promptly
  • Maintain continuous project progress
  • Conduct a pre-delivery inspection

Phase 4

Moving In

Our goal is to ensure a seamless transition into your newly renovated space, prioritizing your satisfaction and peace of mind with a commitment to ongoing support and warranty assurance for the years ahead.

  • Provide professional cleaning services to ensure a pristine living space
  • Move furniture to its designated locations
  • Complete a final walk-through and address any remaining items
  • Professional photo shoot of project
  • Follow up 30 days after project closing to address any additional needs or adjustments and extend our commitment with annual follow ups for five years
  • Uphold a 1-year material and labour warranty and a lifetime structural warranty
