What to Expect During the Construction Phase
After weeks, or even months, of planning, design, and preparation, the big moment arrives – construction begins. With a fixed price contract, finalized drawings, and permits in place, the build phase can proceed efficiently and with confidence. Here’s what you can expect when your renovation finally breaks ground.
Pre-Construction Preparation
Before work begins on site, we complete a final review of your drawings, timeline, and selections. We also prepare the team and site:
Site setup: We protect your home, install dust barriers, and set up waste bins and portable washrooms, if needed.
Client communication: You’ll meet your project manager, who will be your main contact throughout the renovation.
JobTread access: You’ll get a login to follow daily updates, photos, and progress reports.
We aim to minimize disruption while maintaining a clean, safe job site.
Construction Begins
Once the site is ready, demolition starts. From there, construction progresses according to the schedule outlined in JobTread. You’ll see your vision come to life in clear stages:
Demolition and Prep Work:
- Carefully removing existing materials
- Framing and structural changes begin
Rough-Ins
- Plumbing, HVAC, and electrical work is completed behind the walls
- Inspections are coordinated with local authorities
Drywall and Finishing
- Walls go up, rooms take shape
- Flooring, tiling, trim and cabinetry follow
Final Touches
- Painting, hardware, lighting, and fixtures are installed
- Cleanup and final site walkthrough
Communication
Regular communication is key. Your project manager will keep you updated, manage timelines, and coordinate trades. Daily logs and progress photos are uploaded to JobTread, so you’re always in the loop – without needing to be on site.
We also welcome your questions and feedback during this phase. If something unexpected comes up – like a change in preference or a new idea – we’ll walk you through a change order. Each change order includes pricing, timeline impact, and scope adjustments, so you can make an informed decision before we proceed. No guesswork. No surprises.
You’ll also be informed if any hidden conditions arise (e.g. behind walls or under floors) that couldn’t have been known in advance. In these cases, we’ll provide solutions and outline any impact to cost or schedule before taking action.
If you’ll be living in the home during construction, we’ll also help you plan ahead with tips for managing disruptions, maintaining access to essentials, and setting boundaries around active work areas.
Quality Control and Inspections
We conduct regular site visits and milestone inspections to ensure all work meets building code, safety standards, and your expectations. This includes framing, rough-in, and pre-finishing reviews.
Nothing moves forward until it passes inspection.
Nearing Completion
As we approach the finish line, we complete a detailed review to address any deficiencies. We then schedule a final walkthrough with you to confirm satisfaction.
After substantial completion, we issue a final invoice – and once all items are resolved, you’ll receive a holdback invoice along with warranty documentation and a Construction Completion Sign-Off Letter.
Moving In
Once construction is complete, we take the final steps to ensure your home is clean, comfortable, and completely ready.
We provide professional cleaning, help return your furniture, and walk through the finished space with you to address any final details. A professional photo shoot documents the transformation, and our support doesn’t stop there.
What Comes Next
While the renovation may be complete, our commitment continues. We follow up 30 days after move-in and check in every year for five years. Your warranty period (more on that in an upcoming post) ensures peace of mind long after construction wraps.
