Is It Important To Hire A Local Contractor?
It seems like a logical question. But why should you be concerned with the location of the renovation contractor? Won’t a contractor provide the same service and bring the same materials no matter where they are located?
While it’s true that good contractors are available everywhere, having one right around the corner can be beneficial. This proximity builds trust. You can drop by their office at any time and immediately see they are legitimate.
This provides incredible peace of mind. That matters when you are putting your home, time, and money into someone else’s hands.
But even so, you might wonder if you should go with someone who isn’t quite local.
Suppose you live in Barrie or Collingwood and hire a contractor from Toronto, or you live in Gravenhurst or Midland and hire a contractor from Richmond Hill.
You think to yourself - if they want to make the trip, that’s up to them. And you’re right, it is.
Leave The Baggage Out Of The Equation
Unfortunately, long distance contractors often come with some baggage.
The truth is, a contractor traveling from outside their usual working area is likely desperate for work. A desperate contractor might even provide a low estimate because, well, they’re desperate.
However, they still need to purchase materials, cover labour costs, and account for travel time, expenses and other meaningful costs.
They need to make up the shortfall somewhere.
To cut costs, they might take shortcuts to reduce on-site time or use cheaper materials to reduce expenses. Perhaps they delay your project repeatedly or rush through tasks to reduce site visits.
Sometimes, they might fail to show up, claiming “bad weather” as an excuse.
You’ll hear a lot of excuses.
In reality, they might have landed a job closer to their home base and made it their top priority. Not you.
The Sanding Family Knows The Value Of Choosing Local
We recently completed a project for the Sanding family. Before hiring us, they were very concerned about getting “screwed,” as they put it. They had heard horror stories from friends, family, and colleagues who had dealt with out-of-town contractors.
These stories terrified them, making them wary of similar problems they might encounter with a non-local contractor.
They made the right choice by choosing a local contractor.
Contractors who work from a distance are often less invested in your home, prioritize other projects, and don’t have your best interests at heart.
Long Distance Often Fails
Choosing a local contractor has its advantages. When you work with someone nearby, you can drop by their office and verify their legitimacy. You’re not left wondering if it’s just a guy and his truck – you have peace of mind.
Local contractors also know the local municipality, permit process, and have relationships with inspectors, suppliers, and tradespeople.
In contrast, out-of-town contractors are working with unfamiliar local regulations, permitting processes, inspectors, and suppliers. This unfamiliarity can lead to delays and challenges in coordinating your project effectively.
Additionally, these contractors may prioritize jobs closer to their home base to minimize travel time and costs and where they are more familiar with local processes and suppliers.
When you’re investing a lot of money in your renovation, it’s crucial to ensure your contractor isn’t rushed, disinterested, or regularly unavailable.
Out-of-town contractors who prioritize projects closer to home often fail to show up as scheduled. They blame the weather, vehicle or equipment issues, or offer other off-the-cuff excuses.
But the reality is, your renovation contractor has chosen other competing priorities, leading to frequent unavailability.
This results in extended timelines, rushed and unsatisfactory service, and excuses that test your patience.
Will your patience last until the end of the project? Will your out-of-town contractor stay committed to completing your renovation? Experience says otherwise.
These issues often lead to a breakdown in trust, communication, and quality, causing anxiety and strain in your relationship with the contractor. Who will reach their limit first, you or them? Could this escalate into a legal battle?
At this point, many homeowners develop a strong dislike for their contractor.
You deserve better and shouldn’t risk your investment, time, and peace of mind.
