This part of the process includes:
- Site visits and detailed measurements
- Floor plans and 3D concepts
- Look and feel boards
- Fixture and finish selections
- Professional drawings
Design takes time – usually 4 to 12 weeks, depending on project size and complexity. But this investment ensures your renovation is tailored to you, with no rushed decisions or unexpected changes later.
Permits Take Time (and Patience)
Once drawings are complete, permit applications can begin. Timelines vary widely based on the municipality and scope of work. In some cases, approvals can be obtained within a few weeks; in others, the wait can stretch to several months – especially if environment assessments, zoning changes, or minor variances are required
While we handle the entire permit process on your behalf, delays can still happen. That’s why we always recommend starting the design process well in advance of your ideal construction start date.
Trade Walkthroughs Keep Costs Accurate
A walk-through with our trusted subcontractors and trades (plumbers, electricians, HVAC, etc.) gives them the opportunity to assess the space, ask questions, and identify any complexities before we begin. Since trades are often booked weeks in advance and need time to prepare accurate quotes, this step adds to the timeline – but ensures your fixed price contract is based on real, committed pricing.
Selections and Lead Times Can Create Delays
Even with the best planning, product availability can affect timelines. Many fixtures – such as custom windows, cabinetry, or lighting – have lead times of 6-12+ weeks.
Other items are dependent on one another:
- Countertops can’t be measured until cabinets are installed.
- Plumbing rough-ins depend on confirmed fixture dimensions.
- Custom doors and windows may delay framing or finishing work.
By finalizing selections early during the design process, we minimize risks of material delays once construction begins.
