Put simply, it means design comes before construction. Before we talk timelines or bring trades on site, we work closely with you to understand your needs, explore possibilities, and finalize every detail. It’s a thoughtful, collaborative process that brings your vision to life – and protects your budget along the way.

What Happens During the Design Phase?
The design phase is a step-by-step collaboration between you and our in-house team, including your designer and estimator. Together, we’ll develop a full understanding of your home, your goals, and your style – and translate this into detailed plans.
We begin with a discovery call and site visit. From there, we move through concept designs, 3D models, permit and construction drawings, and a trade walk-through. The phase ends with a fixed price contract that covers every detail.
Rather than repeat the entire process, we’ve laid it out clearly on this page of our website – complete with timelines and deliverables for each step.
Why We Charge for the Design Phase
We believe great design is worth investing in. The design phase is a service – not a sales tactic. It takes time, expertise, and collaboration to turn your ideas into a fully planned, build-ready renovation.
By the end of this phase, you’ll have everything you need to move forward – even if you choose not to renovate with us (although most of our clients do). That includes permits, drawings, specifications, and a clear understanding of your project. It also gives you the confidence of knowing there are no hidden costs or last-minute decisions waiting around the corner.
