Shoreline Legacy

This cottage renovation in Penetanguishene transformed a long-loved family retreat into a functional, year-round home – ready to host holidays, casual weekends, and future generations.

The layout was opened up by removing interior walls and installing a flush beam, replacing the cramped, segmented rooms with a spacious main floor. During construction, we discovered and replaced burnt floor joists from previous hidden damage and relevelled nearly 60% of the subfloor to prepare for new luxury vinyl plank (LVL) flooring throughout.

The kitchen was completely reimagined in a bold green finish, reflecting the homeowner’s love of colour. Moving it from the centre of the home improved both flow and usability. A baseboard heater was cleverly hidden in the toe kick, providing warmth without interrupting cabinetry.

A linear electric fireplace replaced the former gas unit, offering a cozy ambiance without the worry. The sunroom, a favourite gathering place for family conversation and evening chats, was upgraded with new windows and interior double French doors. It can be closed off or opened into the main living space, making it comfortable and usable year-round.

Other updates included moving the existing bedroom to the opposite side of the cottage, which created space for a new mudroom with custom rustic-style millwork and a built-in bench. We also ensured the preservation of meaningful family features, including Grandma’s dedicated upstairs bedroom.

The result is a thoughtfully modernized cottage that blends personal touches with lasting comfort – ready to welcome gatherings in every season.

Modern Mansard

This modern home renovation in Brechin, Ontario, transformed a beloved generational home originally built by the client’s father. Over the years, it served as a seasonal retreat for the family.

A unique feature of the original design was the front door, which had been blocked by a spiral staircase and was purely decorative. This meant that guests were always welcomed through the side entrance, leading directly into the laundry room. To make the front door functional, we redesigned the staircase, replacing it with an L-shaped, open-riser design that complemented the flooring and maintained an airy feeling.

To modernize the exterior while preserving abundant natural light, we installed a curtain wall across the front of the house, creating a bright and welcoming atmosphere.

The cottage’s DIY charm included picture-frame moulding on nearly every wall. As this was no longer desired, we removed it and added wide plank shiplap to the two-story vestibule – a modern update that honoured the home’s character.

Elegant Home Reno

This elegant home renovation transformed the house into a sophisticated and functional space tailored to the homeowners’ vision.  With previous renovation experience, they knew exactly what they wanted and trusted Bay Point Contracting to bring their ideas to life.

To achieve their goals, we removed several load-bearing walls, requiring complex structural work in the basement. The central fireplace’s venting posed a challenge for venting, but we completed it successfully while following all specifications. A new rear deck door improved flow, and we installed windows to fit the updated layout.

The staircase was redesigned, replacing its curved shape with a straight style and landing, creating a more refined entrance.  Throughout the home, custom millwork and quartz countertops in the kitchen, dining room, and living room added a touch of luxury.

A standout feature is the custom office door, incorporating a family heirloom stained glass panel for a personal touch. The family lived in the home throughout the renovation and now enjoys a beautifully transformed space that will serve them for years to come.

Country Ranch Revival

This country ranch home renovation transformed a deteriorating property into a safe and stylish living space. The home needed urgent repairs, with an outdated kitchen, original bathrooms, and a failing garage foundation that had sunk six inches, causing major structural concerns.

Our renovation team reinforced the home’s structural integrity, repairing the garage foundation to ensure long-term stability. The front veranda and crumbling retaining wall, previously held together by deteriorating railroad ties, were replaced with durable materials. These updates improved both safety and curb appeal.

Inside, we modernized the kitchen and bathrooms, aligning the design with the homeowners’ style. Electrical upgrades ensured safety and compliance, while fresh finishes throughout the home enhanced comfort and aesthetics.

Townhouse Renewal

This townhouse renovation revitalized a 1970s flat roof six-unit structure, transforming it into a modern and highly desirable living space. The project started with a full demolition, addressing outdated structures and critical issues, including asbestos abatement.

The renovation included new windows, doors, electrical systems, plumbing, and insulation, ensuring each unit met today’s standards for comfort and efficiency. To improve functionality, we installed individual meters for water, natural gas, and hydro, providing accurate billing for tenants.

On the exterior, the building was meticulously finished to blend seamlessly with neighbouring properties. Each unit received a private patio and fully landscaped outdoor space, creating an inviting atmosphere. New asphalt completed the transformation, enhancing curb appeal and long-term durability.

This project showcases how a thoughtful renovation can turn an aging structure into a profitable, modern rental property. The results speak for themselves – all six units were rented within weeks, delivering strong investment returns for the owner.

Main Floor Renovation

Looking for a transformation straight from the pages of a magazine, the client envisioned a sleek, modern update for their main floor. To achieve this, no detail was overlooked.

Every existing finish was stripped down to the subfloor, clearing the way for premium LVP flooring to cover the entire space. The new kitchen features custom millwork quartz countertops, and an integrated backsplash. Additional upgrades include modern appliances, under-counter lighting, and ample storage solutions.

New blinds and a wall-mounted TV were installed, while the removal of a wall at the top of the basement stairs was replaced with matching wire railing to provide a seamless transition between spaces.

The result? A main floor that exceeds expectations, delivering the magazine-worthy space the client had in mind.
